INFORMATION ABOUT DISCLOSURES, DATES AND DEADLINES

Below you will find a variety of videos about the dates and deadlines and disclosures that you will likely see on your contract. These videos are meant to explain the dates and to answer any basic questions, however these videos are not all inclusive and you may have additional questions that we encourage you to ask.
 

Disclosures

Affiliated Business Arrangement

The Affiliated Business disclosure is to disclose that RE/MAX Alliance had affiliated businesses that you may or may not use.
 

Fort Collins Disclosures

​There are few disclosures that are specific to Fort Collins; the Fort Collins Occupancy Disclosure and the Fort Collins Radon Disclosure.
 

Lead based paint

The Lead Based Paint disclosure is meant to inform people that houses built before 1978 MIGHT have lead based paint.
 

Source of Water

The source of water is meant to provide the buyer with the information about where the water come from for the house. This information is also provided on the seller's property disclosure.
 

Sellers Property Disclosure

This is a document that will need to be filled out by you, the sellers. This is your chance to tell the buyers everything that you know about the house. While we are not allowed to guide you while filling it out, we can answer questions that you might have.
 

Square Footage Disclosure

The square footage disclosure provides the square footage of the house and where that measurement came from.
 

Dates and Deadlines

Dates and Deadlines Video

The video below is meant to explain the dates and deadlines on the contract. You will be receiving a weekly update from our transaction coordinator about where we are in the process and what dates are next.​
 

Conditional Sale

While this isn't a deadline, this may be good information about a type of offer that you may receive. A conditional sale is when the buyer has to sell and close their house before they can close on their new home.
 

​ALTERNATIVE EARNEST MONEY

The earnest money check needs to be delivered to us on or before this date.
 

LOAN APPLICATION and Loan Termination

The loan application and objection are buyer dates. However, it is important to know what that means for you. The buyer has until the loan application date to submit their loan application to the lender and the loan termination is the last date that the buyer can object to their loan.
 

Seller's Property Disclosure Deadline

​You may have already received the Seller's Property Disclosure and filled it out. This deadline is the last day to get that document to the buyer.
 

​RECORD TITLE

We will receive title work, review it and forward it to you.
 

Off Record Title

Any items not of public record need to be delivered by you to the buyer by this date.
 

​PROPERTY INSURANCE Termination

This is the date where if the buyer is going to have issues insuring the property, then they have the option to terminate the contract by this date.
 

​ASSOCIATION (HOA) DOCUMENTS

We will deliver the HOA documents to the buyer by this date.
 

TITLE OBJECTION

If there is any issues with the title work or the off-title work, the buyer will need to object in writing by these dates. These dates are usually on the same day.
 

ASSOCIATION (HOA) Termination

Any issues with the HOA documents will lead to termination of the contract.
 

​INSPECTION OBJECTION

All inspections need to be done by this date. 

 

​​INSPECTION ResoluTION

If there was an objection, all issues must be resolved in writing, via an Inspection Resolution.

 

Title Resolution

Any problems with the title work need to be resolved by this date.
 

Inspection Termination 

If a resolution to the inspection objection cannot be reached, then the contract will terminate on this date.
 

​​NEW ILC (IMPROVEMENT LOCATION CERTIFICATE) OR SURVEY 

If an ILC/Survey was required or wanted, there is a date that it has to be completed by. Any issues with the ILC/Survey need to be objected to in writing and then the resolution has to be agreed upon by the resolution date.
 

Appraisal

Appraisal must be complete by this date.
 
 

Appraisal objection and Resolution

Any issues with the appraisal, such as value or conditions, must be objected to in writing. Then, all issues must be resolved in writing, via an Inspection Resolution.
 

Closing

Congratulations! You made it to closing. This video will tell you about what to expect and what to bring.
